Abstract 

The article investigates the impact of military actions on the market value formation of residential real estate, using the secondary real estate market of Kharkiv as a case study. Special attention is paid to the spatial analysis of the relationship between the degree of territory damage in vernacular districts and changes in real estate pricing characteristics using geoinformation technologies. The scientific novelty of the research lies in identifying and quantitatively assessing the dependence between the level of territory damage caused by military actions and the market value of apartments. The study explores the spatial distribution of housing prices under martial law conditions and the impact of security factors on real estate value formation. To achieve this goal, the authors utilized methods of geoinformation analysis, spatial modeling, statistical data processing, mapping, and real estate market analysis. Data on apartment sales offers, territory damage records, and geospatial data served as the information base for the study. The results obtained will allow for assessing the impact of destruction on the market value of residential real estate, identifying the most significant pricing factors, and can be used in real estate valuation, territory recovery planning, and making managerial decisions regarding the post-war reconstruction of the city. The relevance of the article lies in the need to study the transformation of the residential real estate market under wartime conditions, assess the economic consequences of urban territory destruction, and develop scientifically grounded approaches to the restoration of damaged areas.
